The Level 2 RICS Survey is formally known as the Homebuyer Survey and is a report on a residential property, carried out by a RICS surveyor,  which lists all of the property’s internal and external items.

The Level 2  is not as comprehensive as a Building Survey, but is more detailed than a Condition Survey or Mortgage Valuation.

What’s included in a RICS Level 2 HomeBuyer Survey?

Carried out by one of our highly experienced, qualified RICS surveyors, the report will consider the external and internal elements of the property, detailing any faults with the property and any impact on the value they may have, as well as offering advice on repairs and maintenance.  Areas covered include:

  • The overall structure of the property to ensure there aren’t any major issues, such as subsidence.
  • Damp – the surveyor will damp test the walls to ensure no damp is present, and confirm that damp proofing is present.
  • Drainage
  • Insulation
  • Pipes and gutters
  • Ceilings, roofs and walls
  • Bathrooms and kitchens
  • Windows and doors
  • Heating – electric, gas or oil
  • Water services
  • Any permanent outbuildings within the property’s boundaries

Level 1 indicates that no action is needed.  Level 2 indicates that although repairs are needed, they are not urgent.  Level 3 indicates that the defects are of a serious nature and require urgent repair/attention.  It may be necessary to seek the advice of a legal advisor or specialist in some cases and our surveyor will highlight these areas, where applicable.

The Homebuyer Survey is ideal for modern properties and those that are in reasonable or good condition, where there are no obvious problems.  For properties that are older, listed, non-standard or require refurbishment, a Building Survey is recommended to discover and highlight any potential issues with the property.

There is also the option of combining a Homebuyer Survey with a Market Valuation which considers the current value of the property and insurance rebuild costs.
